Retail Development Site for Sale

A substantial retail development site ideally located on the western outskirts of the Toowoomba CBD is being offered for sale by Ray White Commercial Toowoomba.

The 2100 sqm block at 320-320A James Street, Toowoomba, is being marketed by Ray White Commercial Toowoomba’s Mark Wynhoven and John Smith.

Mr Wynhoven said the property was positioned in a prime location on a road with one of the highest traffic volumes, in and out of Toowoomba. According to Queensland transport records approximately 30,000 vehicles per day travel past this property

“This site is in a highly sought after location with motels, a service station, local convenience centre and fast food outlets such as the new McDonalds,” he said.

“It is located opposite the Clifford Gardens Shopping Centre, just 3.5km from the Toowoomba CBD and within 50 metres of the Gore Highway and Warrego Highway junction.”

Mr Smith said the area surrounding the site is typically commercial with Clifford Gardens to the north, Southern Cross Ford and a service station to the west and a mix of residential units and houses plus businesses to the east.

Mr Smith said the Toowoomba and Darling Downs region is the gateway to the resource rich Surat Basin.

“The Toowoomba region is currently experiencing considerable growth as a result of the number of resource projects in the pipeline,” he said.

The site is being offered for sale via Expressions of Interest, closing at 4pm on Thursday, April 26, 2012.
